Because the air you’re venting it with is wetter. Observations at Myrtle Beach International Airport over the last decade put the mean daily maximum dew point at 77.3°F in July and 76.5°F in August, and the average daily minimum dew point holds above 65°F from June through September. The air never dries out overnight.
Foundation vents were meant to carry moisture away. In a humid climate they tend to do the opposite, because the outdoor dew point sits higher than the temperature of the wood and metal under your floor. Air that damp meeting a cool duct line leaves water on the duct, and the same thing happens on any joist it touches. Building Science Corporation put it plainly for hot, humid climates: venting a crawl space with outside air here wets it rather than dries it.
Clemson’s guidance is simple. Mold needs warmth, water and something to feed on, and keeping moisture between 30% and 60% makes growth less likely (Clemson mold and mildew fact sheet). A vented crawl space under a Myrtle Beach house fails that test for most of the summer. The wood is the food, the warmth comes free, and the vents bring the water.
The ground doesn’t help either. The shallow aquifers under the Grand Strand are sand to clayey sand, recharged by the rain that falls on top of them and draining out into the Atlantic and the Intracoastal Waterway (USGS groundwater study). Myrtle Beach sits about 26 feet above sea level, and the highest ground anywhere in Horry County is 124 feet. Usually not, and that’s the point of treating with a vapor instead of a spray bottle. The sterilant disperses throughout the treated space, so it reaches the joists and subfloor, the band joist, the corners nobody can get an arm into, the exposed ductwork and the air itself. The second step is an antimicrobial protectant on surfaces, which helps the wood resist regrowth once the water source is fixed. Batts and framing carrying surface growth generally stay where they are.
The house has to be vacant while we treat and for a short period afterward, and that means people, pets and houseplants. Most crawl space jobs finish in a single day, and families are usually back the same day.
We treat what’s growing. We don’t encapsulate. Sealing and conditioning a crawl space is a separate trade, and if that’s the right fix for your house you want somebody who does it for a living. What we will do is point out where the water is getting in, because the treatment holds as long as the moisture does.
A few things move the number, and you can check most of them yourself with a flashlight. Footprint is the obvious one, since a big crawl space takes longer to treat than a small one. Clearance is the one people forget: a space you can kneel in is quicker to work in than one where every piece of equipment has to be dragged in flat.
Insulation condition counts too. Batts that are sagging, soaked or hanging out of the bays take handling that dry ones don’t. So does standing water, which has to come out and be traced back to its source before treating makes any sense. You get a firm number after we’ve been under the house.
